Home Building Plan

Have A Happy Homebuilding Experience With A Home Building Plan Of Action
Building a home isn’t like buying a toaster oven. It is a serious fiscal investment and critical life decision. Once the house is built, you can’t just say: “Oops, I don’t think I like this very much. I think that I will return it.” Having a comprehensive homebuilding plan of action can mean the difference between a happy homebuilding experience.... and a tragic one. Here are some general areas that should be addressed in your homebuilding plan.

The first step in a home building plan of action is probing your finances and figuring a cost to build. Decide how much you can afford to spend, what the taxes will be on different types of property, down payment costs, insurance costs, interest rates from different lenders, home values of other area homes, etc? It is wise to get pre-qualified for a spending amount range. In some cases, a home buyer may qualify for much less than they are willing to budget.

Once you have a budget and pre-qualified amount, you can decide what type of home to build and where to build it. These two steps must often be congruently addressed. For example, the community that you want to build in may require a specific roof pitch. Either the plans must accommodate the roof pitch, or you will need to find a different place to build. When searching for house plans, start by writing down your initial ideas for features such as: architectural style, special features, number and location of rooms, square footage, etc.. There are thousands of ready to use home plans, but you can also have a building blueprint custom designed.

Now, you are ready to find a builder. Real estate agents and local building associations are two great resources to find reputable builders. You should always take multiple bids (at least three bids), and shop for the best deal. Do your homework on each builder. Ask to see: previously built homes, references, licenses, etc.. It is also wise to research building material prices, and then compare the prices to your bids. Be sure to determine any responsibilities that you will have in the building process such as: obtaining construction permits, scheduling official inspections, etc..

After finalizing financing and building contracts, then the construction phase can begin. You need to make a plan to personally inspect each major step of the process like: when the foundation is poured, electrical, plumbing, roof, cabinets, flooring, etc.. Then, make one finial inspection before paying off the builder. Pay careful attention to the home inspection areas, and ask specific questions about building codes. Lastly, ensure that everything is aesthetically satisfactory.

Having a comprehensive home building plan of action will expedite the building process, and help to ensure that you get a pleasing end product.
